Today’s Crown Heights is nothing short of magnificent, diverse, evolving and a very exciting neighborhood to live, work and play in.

Crown Heights sits next to Prospect Heights to the West, Flatbush and Prospect - Lefferts Gardens to the South, Brownsville to the East and Bedford Stuyvesant to the North.

Crown Heights has a history of being a fashionable residential neighborhood beginning in the early 1900’s. As opposed to other Brooklyn neighborhoods with elevated subway lines, Crown Heights benefitted by having it’s trains (the Eastern Parkway 2,3,4 and 5 trains) in a subway structure.

Today’s Crown Heights is still served by the IRT Eastern Parkway Line. The Nostrand Ave  line with subway stations at Franklin, Nostrand, Kingston and Utica Avenues on Eastern Parkway (2,3 ,4 and 5 trains) as well as Nostrand  Avenue at President  and Sterling Streets (2 and 5 trains).

The bus lines that serve the area are the B12, B14, B15 ,B43 ,B46, B47 and B65.

Crown Heights is a cultural and recreational paradise bordering Brooklyn Botanical Garden and Prospect Park, with the Brower Park, Wingate Park, Parkside Playground, The Brooklyn Museum (The David Bowie exhibition just opened and runs through July!), Brooklyn’s Children’s Museum, Jewish Children’s Museum and the incredible Brooklyn Public Library on Eastern Parkway.

The Crown Heights Real Estate market is booming! The average asking price per square foot for a Crown Heights condo is $814, for a Multi Family home $407 and a single family townhouse $602 per square foot.

Examples of the price range for current on the market properties are:

From a $2.195M asking price for a two family 7 room, 4 bedroom, 3.5 baths townhouse to asking $459,000 for  a 4.5 room, 2 bedroom, 1 bath, 1,000 square foot co op apartment to asking $799,000 for a 2 bedroom, 1 bath, 862 square foot condo unit.

Recent news on the new development projects planned for Crown Heights are :

An ODO New York designed hotel located at 1550 Bedford Avenue. This beautifully designed 100 room hotel will have a rooftop garden and bar, an interior courtyard, a ground floor restaurant and a café.  The architect on this project is Eran Chen. Construction of this gorgeous project is expected to be completed by Summer 2019. Stay tuned.

A tremendous development project is brewing (no pun intended) at an old brewery and spice factory on Franklin Avenue and Montgomery Street. Developer Ian Bruce Eichner and Lincoln Equities are planning 4 residential buildings on a 3 acre site which will be 1.2 million square feet in size. The price tag for the property is $75M. The developers hope to use the city’s Mandatory Inclusionary Housing program to achieve a rezoning and more density to the project by offering half of the units as affordable housing. The developers are optimistic but there is and will continue to be community opposition to such a large project coming to the area. To be continued.
